Real estate website design for agents and developers in Thailand
Property websites from THB 30,000 in Thai and English: listings agents update themselves, search by area, price and bedrooms, and enquiries naming the unit.
What must a real estate website do?
A real estate website has one measurable job: turn a person looking at a listing into an enquiry your team can follow up. Most agencies and developers fit our Business package, from THB 30,000 for Thai and English pages with booking or enquiry flows, and a typical project takes about 15 days.
To do that it needs listings that are always current, a search that narrows hundreds of units down to five in a few taps, and a form or chat button on every property that tells you exactly which unit the person wants. For agencies and developers in Bangkok, it also has to work in Thai and English, because a condo on Sukhumvit and a house in Bang Na attract very different buyers.
Everything else follows from those three things. A beautiful home page with an outdated stock list loses trust the moment a buyer calls about a unit that sold last month. We build property sites on WordPress with a custom theme and listing structure made for your stock, not a generic real estate template with forty features you will never use. Our page on custom WordPress development explains why we avoid page builders and heavy themes; for a listings site that choice shows directly in speed and in how easy the dashboard is for your agents.
Agency or developer?
The two need different sites. An agency lists many properties from many owners, so search, filters and fast listing entry matter most. A developer sells one or a few projects, so each project gets a rich page with unit types, floor plans, a location map, progress updates and a register-interest form. Many sites need both: a developer with several launches, or an agency that also markets new projects.
Listings, search and filters
We set up each property as a structured record rather than a free-form page. Your agent opens an "Add listing" screen and fills in fields: sale or rent, price, area, project name, bedrooms, bathrooms, size in square metres, floor, furnishing, nearest BTS or MRT station, photos and a description. The site then builds the listing page, the search results and the map from those fields. Nobody has to design anything, and every listing looks consistent.
Because the data is structured, search is simple to build and quick to use. A buyer picks Sukhumvit, two bedrooms, under THB 30,000 a month, and sees only matching units. When a unit is let or sold, the agent flips its status and it drops out of results, or stays visible with a Sold label if you prefer to show your track record.
What we build into listings
- Fields you actually useWe plan the listing fields with you, so agents are not faced with a form of fifty boxes.
- Filters that match your stockArea, price range, bedrooms, property type, sale or rent, and pet friendly or near transit if your buyers ask.
- Status controlAvailable, reserved, sold or let, set in one click.
- Project pagesDevelopments get a page with unit types, floor plans, facilities and a register-interest form.
- Map and locationEach listing shows its location, with an option to hide the exact address.
- Shareable linksEvery unit has its own clean URL your agents can send on LINE or WhatsApp.
Enquiries that reach the right agent
An enquiry that says "Is this still available?" with no unit reference wastes a call. On a property site we build, every listing has its own short form, and the listing code, title and price travel with the message. You can route enquiries to the listing agent's email, to a shared sales inbox, or both. A WhatsApp button pre-fills the unit code so the chat starts with the right property.
Keep the form short. Name, phone or LINE, email, and a preferred viewing time are enough for a first contact; budget and move-in date can be optional. Our article on writing contact forms people actually finish covers field order, error messages and mobile keyboards in detail.
PDPA consent on every form
Property enquiries collect names, phone numbers and often budgets, which is personal data under Thailand's Personal Data Protection Act B.E. 2562. Each form we build links to your privacy notice, states why you collect the data, and records consent where you need it, for example before adding someone to a new-launch mailing list. A PDPA cookie consent banner can be included too; your quote lists it. You remain responsible for how your team uses the data afterwards.
Your company, not only your stock
Buyers check who they are dealing with before they call. An about page with your licence details if you hold any, office address, team photos and how you work builds that trust. If the agency side matters as much as the listings, the thinking on our company profile website design page applies here too.
Thai and English buyers
Bangkok property has two audiences that search differently. Thai buyers and renters search in Thai, often for a district or a project name, and expect prices and terms in the way local agents write them. Expats, relocating staff and overseas investors search in English and want details a Thai buyer takes for granted: how the transfer process works, what the common area fee covers, how far the unit is from an international school. A single machine-translated page serves neither group well.
We build a proper Thai version and a proper English version, each with its own URLs, so both can appear in search. Listing fields such as price, bedrooms and size are shared, and only the descriptions are written twice. Our bilingual and multilingual website development service covers language switching and the hreflang tags that pair each Thai page with its English twin.
For larger agencies with separate teams per language, running each language as its own site in a WordPress network can make editing and permissions cleaner. We explain the trade-offs in our article on using WordPress Multisite for a bilingual site; for most agencies a single site with two languages is simpler.
Photo-heavy pages that stay fast
A condo listing can easily carry twenty or thirty photos, and a search results page may show dozens of thumbnails. Uploaded straight from a camera or a phone, that is enough to make the site crawl on mobile data, and buyers leave before the gallery opens.
We handle this at the build, so agents do not need to think about it. Uploaded photos are resized automatically to the sizes the pages use, converted to a modern format, and compressed. Search results load small thumbnails only. Galleries load the first image at once and the rest as the buyer swipes. Floor plans are kept sharp enough to read, since those are the images buyers zoom into.
If you want to understand the settings behind this, our guide to optimising images for a faster website explains formats, sizes and lazy loading in plain terms. One practical tip: agree on a photo standard with your agents, such as landscape orientation, lights on, and the living room first, because consistent photos make the whole site look more professional.
Your site and the portals
Property portals such as DDproperty and similar listing sites bring volume, and most agencies will keep using them. Your own site does something portals cannot: it shows only your stock, carries your brand, and keeps the buyer's attention on you instead of a competitor's listing one scroll down. Many agencies use portals to be found and their own site to be chosen.
What does a real estate website cost?
Most property sites fit the Business package, from THB 30,000: up to 15 pages in English and Thai, a custom WordPress theme, booking or enquiry flows, schema markup and two revision rounds.
Listing pages come from one listing template rather than being designed one by one, and how your stock size affects the work is set out in the quote. A small agent or a single project launch with a handful of pages can start on Starter, from THB 10,000. The price rises with the amount of custom search logic, the number of project pages and any listing import from an existing system, and your written quote sets the final figure.
For a wider view of what drives the price of a site like this, read what a WordPress website costs in Thailand. A typical project takes about 15 days; importing a large existing stock list can add time, and we will say so in the quote.
If your group also runs serviced apartments or a hotel, our page on hospitality website design covers room bookings. Mixed-use developments with food outlets can look at how we approach sites for restaurants and cafes.

Common questions
Can we add and edit property listings ourselves?
Yes. Each property is a record in WordPress with fields for price, area, bedrooms, size, status and photos. Your agents fill in the form and the site builds the listing page, adds it to search and places it on the map. Changing a price or marking a unit as sold takes a few seconds. At handover we walk your agents through it, so routine updates never wait on a developer.
Can buyers filter listings by area, price and bedrooms?
Yes. We build the search around the fields your buyers care about, usually area or district, price range, bedrooms, property type and sale or rent. Extra filters such as near BTS or MRT, pet friendly or furnished can be added when they match your stock. Filters stay simple on a phone, and results update without reloading the whole page.
Can the site show listings in Thai and English?
Yes. The Business package includes English and Thai. Shared details such as price, size and bedrooms are entered once, while titles and descriptions are written in each language, so neither version reads like a machine translation. Each language has its own URLs, which helps Thai searchers and foreign buyers each find the right version.
Do we still need property portals?
Probably, yes. Portals bring buyers who are browsing across many agencies, and dropping them usually means fewer leads. Your own site works alongside them: it holds your full stock, carries your name, and gives buyers who already found you a place to see everything you offer without competitors' listings in the way. Many agencies put the site link in every portal profile and message.
How do enquiries from each listing reach us?
Each listing has its own form, and the enquiry arrives by email with the listing code, title and price attached, so your team knows the unit immediately. You can send enquiries to the listing agent, a shared sales inbox, or both. A WhatsApp or LINE button can sit beside the form for buyers who prefer to chat. Each form can carry PDPA consent wording and a link to your privacy notice; your quote lists the consent setup.
